Every displayed market metric includes its source release, area, month and calculation. Source datasets are Crown copyright, reused under the Open Government Licence v3.0. Official snapshots are checked on a schedule and updated after validation.
Prices and rents describe different property populations. Indicative yields are screening ratios, not valuations, guaranteed returns or net yields. Scottish rents use different geographic boundaries at local level, so unmatched council yields remain unavailable. Low sample sizes can make local estimates volatile; this app does not yet show sample counts.
